Why Video Sells Homes: JRNYC and the Difference Between Drone Clips and FPV Films

by Juan Aracena

Photos show a home. Video lets a buyer feel it. When someone is deciding whether to book a showing, or whether to fly across the country for one, a good film answers the questions photos cannot: how the rooms connect, how big the grounds really are, and what it feels like to walk from the front door to the back lawn.

Why video helps sell a home

  • It shows flow and scale. Buyers see how one space leads to the next, which a gallery of still photos cannot show.
  • It reaches buyers who cannot visit. International buyers and second-home buyers often narrow their shortlist from home, and a film lets them do it with confidence.
  • It builds trust. A continuous film has nowhere to hide. Buyers see the property as it is.
  • It travels. A video is easy to share on social media, in messages and in email, so one film can reach far more people than a listing page alone.

JRNYC: our in-house media company

At Rubirosa International Realty, video is not something we outsource. JRNYC Marketing is our in-house real estate marketing and media company, led by J.R., that handles photography, video, branding and social media for residential and commercial properties.

Because the media team works in the same office as the brokers, we can plan the film around the listing strategy. We decide what to show, in what order, and who the film is for before the drone ever leaves the ground. Our pilot is an FAA Part 107 certified drone pilot and a licensed real estate broker in New York, New Jersey and Florida, so the person flying understands what a buyer wants to see.

Standard drone clips vs. a continuous FPV film

Most real estate drone video follows a familiar pattern. A standard drone, usually a camera on a gimbal, captures a series of separate clips: a slow pan over the roof, a pull-back from the front of the house, a rise over the pool. An editor cuts them together with music.

A continuous FPV (first-person view) film is different. A small, agile drone flies one uninterrupted path through the property, often starting outside, passing through a door or window and moving through the rooms, then exiting and rising over the grounds. There are no cuts. The viewer travels with the camera.

Standard panning drone clips Continuous FPV cinematic film
Camera movement Slow, steady pans and pull-backs One fluid path that flies through spaces
Structure Separate clips edited together A single take with no cuts
Shows Exterior, roof, lot and surroundings Exterior, interior and how they connect
Feeling Informative, like a slideshow in motion Immersive, like walking the property
Best for Lot size, location and neighborhood context Luxury homes, estates and properties with a story

Standard drone clips still have a place: they are excellent for showing the size of a lot, the location, and the neighborhood. We use them where they work best. But for a home where the flow of the space is the selling point, a continuous FPV film shows something a series of clips cannot.

See it in action: Oheka Castle

Here is a nearly four-minute continuous FPV flight through Oheka Castle on Long Island, one of the largest private homes ever built in America, filmed and narrated by our own broker and pilot. The camera moves from the gardens to the castle, through the grand rooms, and tells the building's story along the way, all in one take.

Oheka is a landmark, but the idea is the same for any home: every property has a story, and the film should tell it.

What to ask any real estate videographer

  • Is the pilot licensed under FAA Part 107, and are they insured?
  • Do they have experience flying indoors and in tight spaces, or only high-altitude shots?
  • Will the film be shot as one continuous flight or cut from separate clips?
  • Who plans the film, and does the plan fit your marketing strategy?
  • Where will the video be published, and in which formats?
