The Multiple Listing Service of Long Island, Inc. (MLSLI) and the Hudson Gateway Multiple Listing Service (HGMLS) have merged to form the New York MLS, LLC. The new MLS will consist of approximately 40,000 real estate professionals, serving Nassau, Suffolk, Queens, Brooklyn, Manhattan, Bronx, and Westchester, Putnam, Rockland, Sullivan and Orange Counties.

Realtors® do not look for properties on consumer websites like Zillow. Mostly because they’re inaccurate and most importantly it does not disclose a commission split or referral % agreement.  We will expose your home in New Jersey to 40,000 agents, and expose your home in New York to 12,000 agents…whom have never seen your home before!

Even if your agent was dually licensed in 2 states. That agent would need the authorization from both state brokers. And most will not do it to avoid the following;

Example: 2 listing brokers (NY & NJ), 1 listing agent (dually licensed under both) then a buyer’s agent & broker come up with a buyer. That’s 5 individuals Realtors® involved in one sale.  

We other hand serve as Seller’s Agent in three states, and gladly participate with Buyer’s Agents from any U.S. states. The agency thus takes place between 2 brokers, Seller’s Agent & Buyer’s Agent.

We employ numerous marketing strategies our biggest being social media. Drone pictures and videos is something many competitors will not pay for it ranges from $350-$1,500 depending on the package. The year is 2020 and there are many properties without aerial footage. Our broker is a FAA certified Drone Pilot, he takes marketing your home very very serious. 

If you’re listing your property for the 2nd, 3rd, or 4th time and it has not sold. You need to change to another company that will try a different strategy other than dropping the asking price. Has increasing marketing exposure ever been an option?
